With Ix female doctor + a nurse/reception, this is an ideal acquisition for someone that works/lives nearby and is looking to buy themselves their first clinic! Everything is relatively new; as the clinic only opened Easter 2018. The junior GP in training is scheduled to have her AMC 2 exam in October 2020 and hopefully she'll pass on the first attempt allowing her to gain general registration with no need for supervision. Otherwise, she'll try to get level 2 supervision granted as she has been there for 1 year and meets all of the criteria for this. At this level, she just needs to have another GP under the roof whilst she is practicing for her to refer to if required. The new owner would lodge an application of change in circumstances to replace the outgoing supervisor with the new supervisor/new buyer. If the new buyer doesn't wish to take over this supervision, then the junior GP can relocated to another clinic. As a female, she has created a patient following in the area, and is happy to remain with the new buyer if that person is happy to continue to provide any support required.
The clinic is sub-leased from the pharmacy for 4 years, so about 1.5 yrs to go. The landlord will give the pharmacy another lease at that time and then the pharmacy can offer the same sub-lease duration to the incoming buyer.
The one support person is also happy to remain with the new buyer. She is being paid $28/hr for work that she does as a reception and $34/hr for her nursing time. Currently that is recognized as being 2 days a week as an admin person and 3 days a wek as a nurse, even through she works in whatever role is required at the time; this is deemed to be the split of her time currently. This is about $140K pa for the practice which is probably high for what it is and potentially, the new owner might be able to get a junior reception at a lower rate and then with another GP, path can provide a blood collector how might be also able to do the practice nursing role if she is perhaps paid part time by the clinic owner ad part time by the pathology provider. The clinic is only open Mon to Fri 9am to 5pm so there is the potential to extend the hours and open weekends for patients in the local community if the incoming buyer is open to looking at offering extended hours.
